January 2026 real estate market report for Novato. The following are key takeaways:

#1. Homes for sale 42 is up by 41% compared to December of 2025 but year over year is down by 9%. The number of homes which sold in January of 2026 were 12, this is not unusual with sold homes in January of 2025 being 10 and January of 2024 reporting at 11. #2. The original list price to final sales price ratio is at 97%, meaning on average homes are selling under their listed price. We have been under 100% for the last eight months beginning in June. We did see an increase from December’s 94%. #3. The median price per square foot of sold homes is $576 for January of 2026 up from $531 in December of 2025. We did see buyer interest pick up between Thanksgiving and Christmas and this continued through January, very unusual, this may very well indicate a more competitive spring market on the way.

Of the 12 homes that sold in January of 2026, 3 received multiple offers with the other 9 receiving a single offer. In regard to the 3 multiple offers, 1 of the homes while receiving multiple offers sold under its list price, 1 sold at its list price, with the remaining 1 selling over its list price. The preponderance of sales in January were properties which were not refreshed and staged. I have seen five homes between Novato and San Rafael which did not even make it through the first weekend of open houses before going into contract. It seems the buyer interest is carrying over from the holidays. At broker networking events agents are worried about the lack of inventory with many having buyers ready to buy right now. Talking to the top stagers in Marin county they assure me inventory is coming and they are well positioned to know.
