San Rafael Real Estate Market 

The September 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in September was 52, up from August's 36. This is a 53% increase from September of last year #2. The median days on the market in September was 15. The days on the market have been bouncing around between 12 and 24 days these last 8 months. #3. The original list price to final sales price ratio was 101% in September down from 104% in August. #4. The median sold price per square foot in September was $870, up from August’s $775 and July’s $833. 

Of the 52 homes sold, 16 received multiple offers. Of those, 12 sold over asking, one sold at its list price, and the remaining 3 sold below their listed price. 

North San Rafael had 22 sales, while South San Rafael had 30 sales. 

The San Rafael real estate market continues to be a seller's market, unlike Novato, which slid into a balanced market in September. The influx of cash buyers or buyers with large down payments migrating to Marin continued. These types of buyers are less affected by higher financing rates. The money southern Marin has seen flooding in from San Francisco, has reached San Rafael, judging from some of the sales that occurred in September.   

Talk abouts:

  • 12 Longwood in San Rafael’s 94901 zip code sold for $600,000 over its listed price. $1,029 a sq ft. This was a hillside home, usually harder to sell in general and never garnering such a large amount over the sales price. The home showed very well and had a small front yard. It received 3 offers.

  • 335 Highland sold for $3,800,000 which was $200,000 under its list price at a whopping $2,036 a square foot. The home was mid-century modern, with a great deal of mahogany panelling and windows. It showed really well, with Bay views, but no yard to speak of. 

Note: $1,000 a square foot and more is becoming much more common. More so in South San Rafael, but even homes in Terra Linda are selling in the high 900s to low $1,000s a square foot. We saw 5 homes sell off the MLS, that I am aware of.

North San Rafael 94903: Median sold price $1,595,00 and the median price per square foot was $829

South San Rafael 94901: Median sold price $1,700,00 and the median price per square foot was $924
