Novato Real Estate Market

June 2026 real estate market report for Novato. The following are key takeaways:

#1. The number of homes sold in June 2026 was 52, up from 44 homes sold in May. #2. The original list price to final sales price ratio increased from May’s 97% to 101%, meaning homes on average sold over their original listed price. #3. The median price per square foot of sold homes in June was $591, down from $619 in May and the peak of $677 in April. April’s median sold price per square foot was the highest seen in more than three years. The median days on the market remains low at 22 days; it was 25 days in May and 24 days in April. 

Of the 52 homes that sold in June 2026, 21 received multiple offers. Of the 21 multiple-offer homes, 4 sold under their list price, while the remaining 17 sold over their list price. The market in April showed signs of returning to a seller's market, especially for well-maintained homes. In May, the market was more balanced, but in June it edged back toward favoring sellers. 

Interesting notes

  • 7 Homes sold under $900,000 in June. You will not find this statistic in any other town in Marin. Over the last two years we averaged (rounding up) about 4 homes selling under $900K a month in Novato. 

  • Novato had 6 off-market sales in May, but only 1 in June. Buyer demand in June gave sellers and listing agents more confidence to go to the market rather than entertaining off-market offers. This could also mean sellers’ aspirational prices were not being met, but I expect it was the former due to the increased number of sales and the list price to final sales price ratio being over 100%. 

  • Currently in Novato, Compass has 3 private exclusives and 5 coming soon listings. These are not displayed-shown on Zillow or Realtor.com 

Talk abouts;

  • 70 Santa Maria Drive. The home received 3 offers, selling $146,000 over its list price to an all-cash buyer. Closing at $806 a square foot is significantly over the median sold price per square foot of $591 for June. The home, backed to the creek, was nicely done and private, however, it lacked views, which one might expect at this sales price. The property sold in April 2000 for $843,000 and had most of the updates it currently has. Not a bad return for holding the home for a little over 6 years. 

  • 310 Crest Road. The home received 2 offers and sold $95,000 under its list price. The structure had a mid-century modern feel with floor-to-ceiling windows in the living room. The deck needed replacement and showed a significant amount of dry rot. The home has significant upside with the Bay views and privacy. I am curious to see if this turns into a flip. 

These numbers can change, as agents may report sales late or adjust information. These numbers were pulled on July 3rd.
