San Anselmo is a smaller market that consists of 1.3 million to 5 million dollar homes (very roughly) and what that means, because of the towns smaller size and so fewer sales, is that the town can have four homes sold in one month that are all over 2 million and then the next month have 5 sales around 1.5 million equaling a roughly 25% price drop, but because of the fewer number of homes in San Anselmo a 25% drop is not necessarily so significant. #2. The number of properties which sold in February was the same number as February of last year and the previous month #3. The original list price to final sale price ratio has been running below 100% since October, some homes are still selling for over asking but more are selling under the list price. 4. The median price per square feet has been fluctuating in the mid 800’s to high 900’s, cresting at $1,000 per square foot on occasion these last two years. Currently the median price per square foot is $864.

Rates have been coming down on the thirty year fixed by .28 basis points from the beginning of February. And adjustable rate mortgages have seen their rates decrease as well. It may be that the lower rates are fueling the increase in multiple offers and homes selling over their list price. For the Bay Area's 7 counties, as a larger sample size, we saw a 27.5% increase year over year for new listings and for active and coming soon listings we saw an increase of 42% year over year.
