The October 2025 real estate market report for San Anselmo, California. The key takeaways are: #1. Homes for sale in April and May were 35 and 34 homes for sale, a significant number for little San Anselmo where on the low side the number is 7 to 8 and the high side of average is 24 to 26, for September we crept up to 31 and then in October we dropped to 26. #2. The number of properties which sold in October was down 44% compared to September, so we went from 16 sold homes to 9. Last year 2024 we saw 13 homes sold in October and in October of 2023 we saw 18. October and May are often the months that have the most sales, this was true for May of this year, but for October again only 9 #3. The original list price to final sale price ratio was 101% in September, compared to 94% for August, and now in October a striking 106%. The number of homes under contract decreased by 31% month over month, this was after doubling in number from August (8) to September (16). The homes for sale numbers being on the high side of the average and the number of homes sold being on the lower side of the average suggests the market is slowing more than accounts for seasonal considerations, this is also backed by the decreasing number of homes under contract. The fact that the original list price to final sales price ratio is so high, shows nicely done homes in superior locations are still selling for a premium. 

Of the 9 homes that sold in October, 7 sold over asking, and 2 sold under their list price. In regard to the 5 multiple offers, 4 sold over their list price and 1 under.
