March real estate market report for San Rafael, California. The following are the key points: #1. The median sold price is up year over year by 7.9% and month over month by 9.8% but if you review the attached median sold price graph you will see it is a bit undulating over these last twelve months, so time will tell if it is a trend or not. #2. The original list price to final sales price ratio hit 105% in February and dropped down to 100% this March, this is still better than what it had been at between July of 2024 and January of 2025 (see attached graph). #3. The median price per square foot, $730 is down 15% from February. #4. Of the twenty-two sold homes, 11 received multiple offers, one not reporting, and the other 10 received a single offer. Interestingly, 4 of the homes which received multiple offers sold under the listed price and one at the list price. The market seemed to be picking up in February and with the March numbers now reporting the number of homes in contract increasing by 62% month over month you can see it has been.
