San Rafael Real Estate Market 

The March 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in March was 30, down from February’s 37. #2 The median days on the market was 12 days down from February’s 22. #3. The original list price to final sales price ratio was 100%, it had been running below 100% beginning in June of 2025 and running through January of this year. #4. The median sold price per square foot in March 2026 was $652, but last month was $805, however, setting aside February we had been experiencing a downward trend since October of 2025 when we were at $815. 

Of the 30 homes sold, 10 received multiple offers, and of those 8 sold over asking, with the other 2 selling at their listed price. There were fewer sales in north San Rafael at 11 than south San Rafael which had 19. Buyer interest continues in all price points in both north and south San Rafael. I continue to be busy, and busier these last 60 days than I have been in 2+ years. There is significant activity out there on the buyers side and I am aware of quite a few properties being prepped for sale, but not enough it seems to make up for the demand. We will see. I am seeing a number of East Bay buyers transitioning over here to Marin after continuously being beat out in Alameda county. It is a sellers’ market again. Oh, we saw 4 off market sales in San Rafael in March.
