San Rafael Real Estate Market Update, August 2025 Numbers Reported

The August 2025 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in August increased month over month by 13%, so from 30 homes sold in July to 34 in August and year over year by 9.7%. #2 The median days on the market decreased by 29% month over month but decreased by 36% year over year. #3. The original list price to final sales price ratio hit 98% in July carrying over in August. #4. The median price per square foot is at $748 also carrying over from July where it was at $748. 

Of the 34 homes sold, 12 received multiple offers, and of those 5 sold over asking, 3 at their list price, and the remaining 4 sold under their list price. We continue to see buyers being more tentative and selective. There are certainly deals to be made for buyers out there with 90 homes for sale in San Rafael and with 20 of the 34 homes sold in August, selling under their listed price. For sellers; Think curb appeal, light refresh of the home, staging (high-end staging is better) and strategic pricing. For buyers; I would encourage writing lower offers, especially if you learn you are not competing, however, if the home shows well and is in a good location it can still sell for more, so follow up with the listing agent on level of interest.
