San Rafael Real Estate Market 

The June 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in June of 2026 was 45, down significantly from May’s 64. #2. The median days on the market was 18, one less than May’s 19. #3. The original list price to final sales price ratio was 102% matching May which also reported 102%. It had been below 100% from June 2025 through January of this year. #4. The median sold price per square foot in June 2026 was $779, down from May’s $808 and April’s $844. 

Of the 45 homes sold, 28 received multiple offers. Of those, 23 sold over asking, 2 at their listed price, with the balance of 3 selling below their listed price. North San Rafael had one more sale (23) than South San Rafael (22). Buyer interest continues in all price points in both north and south San Rafael. The number of multiple offers increased by just one compared to May.

Talk abouts:

  • 12 Estates Court. A 1 bedroom, 1 bath home at 773 square feet. The property was listed at $849,000, received 7 offers and sold for $1,200,000 or $1,552 a square foot. This is the crazy Mill Valley or San Francisco scenario not the typical San Rafael outcome. The lot and location are charming, but a one bedroom selling for this much is crazy in this location. 

  • 80 Upper Oak Drive. San Rafael's Mont Marin neighborhood. This property sold in the same month as a model match just a block away but closed for $239,000 more and it had Lucas Valley road noise where the other property did not. This property had an updated kitchen and baths, but nothing especially fancy or expensive; $80,000 is what the updates would have cost. $80,000 to net $159,000 and close much more quickly than the other property which had been sitting on the market for 50 days.

North San Rafael 94903: Median sold price $1,500,00 and the median price per square foot $793

South San Rafael 94901: Median sold price $1,895,00 and the median price per square foot $756
