August 2026 real estate market report for Novato. The following are key takeaways:
#1. The number of homes that sold in August 2026 was 35, down from the 48 homes that sold in July, but for context last year 22 homes sold in August and in August of 2024 we saw 33 sales. #2. The original list price to final sales price ratio was 100%, meaning homes on average sold at their original listed price, this is up from last month's 98%. #3. The median price per square foot of sold homes in August was $630, down from July’s $669. The median days on the market was low at 26 days. Last month the median days on the market was 35 days.
Of the 35 homes that sold in August 2026, 9 received multiple offers. Of the 9 multiple-offer homes, we had 0 sell under their list price, 2 sold at their list price, while the remaining 7 sold over their list price. The market in April showed signs of returning to a seller's market, especially for well-maintained homes, but in May the market was more balanced, and in June it edged back toward favoring sellers, the trend continued in July, and we saw the same trend continue into August. We typically see things slow down in the middle of summer. While we have seen a slowdown in relation to new listings we’ve seen multiple properties sell for over their list price, many receiving multiple offers. We also saw two flips sell this month, for flips to be happening during the slow months the market must be favoring sellers significantly so. I only saw one off market sale in Novato where in San Rafael there were seven.
Talk abouts;
2142 Feliz Drive. The property received 14 offers, with 70’s shag carpet, water stains at the ceiling and discolored interior walls. The property had newer dual pane windows, an amazing backyard and was listed $100,000 under the market value. Listed at $799,000 and selling for $201,000 over asking price. The bidding war definitely worked in the seller's favor.
15 Alameda De La Loma. The property sold 4/2/2026 for $780,000 at the time the property had dual pane windows but otherwise was dated and needed to be remodeled. The new owners after the purchase put in wide oak plank flooring, recessed lighting, and updated the baths and kitchen. I would say the new owners spent between roughly $80,000 and $100,000 and sold it August 7, 2026 for $1,060,000. It is not common to see flips where the property was purchased on the MLS, usually these types of flips occur where the purchaser secured the property off market=before it hit the MLS.
