Novato Real Estate Market

July 2026 real estate market report for Novato. The following are key takeaways:

#1. The number of homes that sold in July 2026 was 47, down from the 53 homes that sold in June, however, this was the highest number of July sales in the last 3 years. #2. The original list price to final sales price ratio decreased from June’s 101% to 98%, meaning homes on average sold below their original listed price. #3. The median price per square foot of sold homes in July was $669, up from June’s $587 and May’s $620. The median days on the market remains low at 27 days; it was 23 days in June and 25 days in May. 

Of the 47 homes that sold in July 2026, 19 received multiple offers. Of the 19 multiple-offer homes, 6 sold under their list price, 1 sold at its list price, while the remaining 12 sold over their list price. The market in April showed signs of returning to a seller's market, especially for well-maintained homes, but in May the market was more balanced, and in June it edged back toward favoring sellers, a trend that has continued in July. We typically see things slow down in the middle of summer. While we have seen a slowdown in relation to new listings we’ve seen multiple properties sell for over the list price, many receiving multiple offers. Lastly, we’ve seen homes that were sitting on the market for a while (two that I have in mind were on the market for over 80 days) sell recently. 

Interesting notes

  • For July, we saw the highest number of sales in over four years, a 52% increase over July of last year. Even for July inventory is low, it is about half of what it was last year in July.

  • Buyer demand is significant, which is evidenced by the number of multiple offer sales. 

  • Currently in Novato, Compass has 4 coming soon listings. These are not displayed-shown on Zillow or Realtor.com. If you are our client you have access to these. 

Talk abouts;

  • 1982 Benton Lane sold in May of this year for $1,255,000 and before the new owners even moved in, they decided they couldn’t leave their current home, so they put the property back on the market for sale. The property closed again on July 13 for $1,211,982. 

  • Two properties 2150 Feliz Drive and 25 Saddle Lane both sold exceedingly quickly and sold well over their asking price. 2150 Feliz sold in 14 days for $102,000 over asking and 25 Saddle Lane sold in 17 days for $305,000 over asking. In each case there was only one buyer (not multiple offers) indicating both buyers did not want to risk losing their particular property.
