March 2026 real estate market report for Novato. The following are key takeaways:
#1. The number of homes which sold in March of 2026 were 29, this is only one less sale than what occurred in February. #2. The original list price to final sales price ratio is at 99%, meaning on average homes are selling under their original listed price. We were at 99% in February of this year too. We have been under 100% for the last 10 months beginning in June, just after the spring market ended. We saw San Rafael hit 100% in February and March, the activity level in Novato is suggesting Novato hits 100% or better in April #3. The median price per square foot of sold homes in March was $665, up from $603 in February of 2026. The median price per square foot sold has been trending up since December.
Of the 29 homes that sold in February of 2026, 10 received multiple offers. Of the 10 multiple offers, 3 of the homes while receiving multiple offers sold under their list price, with the remaining 7 selling over their list price. We had two properties receive multiple offers and close over $100,000 over their listed price, two sell over $80,000 over their listed price and one sold $200,000 over its listed price. We also saw a couple homes close just a few thousand over their listed price, in a multiple offer situation. A property on Vineyard sold for $1,111 a square foot-WOW! Also three of the 29 sales, sold off market. The market shows itself to be going back to a sellers market, for homes in good shape.
