San Anselmo Real Estate Market Update, Numbers For August of 2025

San Anselmo is a smaller market consisting of 1.3 million to 5 million dollar homes (roughly). What this means is that the town can hypothetically have four homes sold one month that are all over 2 million and then the next month have 5 sales around 1.5 million equaling a roughly 25% price drop on average, for many towns this would be significant, but because of the fewer number of homes in San Anselmo a 25% drop is not necessarily so significant. The town’s smaller size also affects percentage, when looking at a percentage change related to any data point. 

The August real estate market report for San Anselmo, California. The key takeaways are: #1. Homes for sale have been running around 20 homes for the last three months beginning in June, in April and May there were 35 and 33 homes for sale. #2. The number of properties which sold in August was down 50% compared to July, for perspective 5 sold compared to 10 sold in July, big numbers for little San Anselmo. #3.The original list price to final sale price ratio is 94% in August, compared to 100% for July and 97% for June. The number of homes under contract increased by 140% month over month= went from 5 homes to 12. The last bit indicates a leap in buyers pulling the trigger. San Anselmo is not the buyer market that San Rafael and Novato largely are, but it is not as strong a sellers market as it has been for so long. 

Of the 5 homes that sold in August, 3 received multiple offers. In regard to the 3 multiple offers, 2 sold over their list price and 1 under. 3 of the 5 homes that sold, sold under their list price.
