San Rafael Real Estate Market 

The December 2025 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in December 36, was a decrease month over month of 25%, but year over year increased by 38%. I will also note that we definitely experience an uptick in buyer interest between Thanksgiving and Christmas that was not the norm. We typically see buyers distracted during this time. #2 The median days on the market was 78 days, an increase of 128% month over month, and an increase of 37% year over year. December and January are the months that see longer days on market. We saw 6 homes sell in less than 20 days. #3. The original list price to final sales price ratio was 95% in December of 2025, it has been below 100% for seven months now. #4. The median price per square foot in December was $690, down from $767 in November and $815. 

Of the 36 homes sold, 12 received multiple offers, and of those 5 sold over asking, 4 at their list price, with the remaining 3 selling under their list price. 24 of the 36 sales occurred in North San Rafael 94903. Two of the sales happened off market. We continue to see buyers being more tentative and selective, although the market picked up for a bit there for a few weeks. It seemed that a number of buyers wanted a home before the holidays. There continues to be deals to be made for buyers out there with 39 homes for sale in San Rafael. For sellers; Think curb appeal, light refresh of the home, staging (high-end staging is better) and strategic pricing. For buyers; I would encourage writing lower offers but tighten up your other terms to incentivize the seller to accept the lower offer, however, if the home shows well and is in a good location it can still sell for above the list price, so follow up with the listing agent on level of interest.
