San Rafael Real Estate Market 

The February 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in February was 39 up from January’s 25 sold homes. Please be aware that January and February are the months historically with the fewest sales, but this February we saw a significant increase from 2024 and 2025, almost double the sales. We also saw at least three homes sell recently that last year sat for over 90 days without selling. The market is definitely hot right now.  Also worth noting, agents are still commenting on how they have buyers, but there is not enough inventory. I currently have 5 sets of buyers looking at different price points and locations. #2 The median days on the market was 22 days.  #3. The original list price to final sales price ratio was 99%, it has been below 100% for nine months now. I think we will see March hit 100% or better #4. The median sold price per square foot in February 2026 was $805, in January of 2026 it was $662, in December of 2025 $690, and $767 in November of 2025. The market is moving upwards again. 

Of the 39 homes sold, 17 received multiple offers, and of those 11 sold over asking, with 3 selling at their listed price, and the remaining 3 selling under their list price. There were more sales in north San Rafael than south San Rafael. The buyer interest continues to carry over from the holidays. We saw 6 homes this month sell off the market. I am working 12 - 60 hour days right now. I have not been this busy for over 2 years now. There is significant activity out there on the buyers side and I am aware of quite a few properties being prepped for sale, but not enough it seems to make up for the demand. We will see.
