San Rafael Real Estate Market Update, for April of 2026

San Rafael Real Estate Market 

The April 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in March was 43, up from March’s 30. #2 The median days on the market was 18, up from March's 12. #3. The original list price to final sales price ratio was 101%. It had been running below 100% from June 2025 through January of this year, in February and March it was 100%. #4. The median sold price per square foot in April 2026 was $846, whereas it was $652 in March. 

Of the 43 homes sold, 23 received multiple offers. Of those, 20 sold over asking, 1 at its listed price, and 2 sold below their listed price. North San Rafael had fewer sales (15) than South San Rafael (28). Buyer interest continues in all price points in both north and south San Rafael. The number of multiple offers more than doubled compared to last month. Agents are noting more SF buyers at open houses, these buyers are being pushed over to Marin. Also, we saw 2 off market sales in San Rafael in April.

Deirdre and I have been involved in 4 recent transactions in San Rafael and Novato. In San Rafael both homes received multiple offers with one selling $85,000 over and the other more than $120,000 over. The two properties in Novato were somewhat similar, with one selling $10,000 over asking and the other closing $100,000. The market is definitely hot right now.

North San Rafael 94903: Median sold price 41,447,500 and the median price per square foot $800

South San Rafael 94901: Median sold price $1,960,000 and the median price per square foot $853
