San Rafael Real Estate Market 

The May 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in May of 2026 was 63, up from April’s 44, and also up from May 2025 when 42 homes sold. #2. The median days on the market was 20, up from April’s 16 days. #3. The original list price to final sales price ratio was 102%, an increase from April’s 100%. It had been below 100% from June 2025 through January of this year. #4. The median sold price per square foot in May 2026 was $799, down from April’s $844. April, May, or June tend to be months with the most sales, but this May had more sales than any month in the last three years; the next highest was November 2025 with 48 sales. 

Of the 63 homes sold, 34 received multiple offers. Of those, 27 sold over asking, 2 at their listed price, with the balance of 5 selling below their listed price. North San Rafael had fewer sales (26) than South San Rafael (37). Buyer interest continues in all price points in both north and south San Rafael. The number of multiple offers increased by 11 compared to April.

Deirdre and I have represented clients on two different Eichlers in Terra Linda in the last 30 days. One of the properties received 8 offers while the other received 6 offers. The frenzy for Eichlers seems to be back on for the Eichlers listed under 1.7ish, with 3 of the 5 Eichler sales above 1.8 only receiving a single offer.

North San Rafael 94903: Median sold price $1,609,00 and the median price per square foot $883

South San Rafael 94901: Median sold price $1,510,00 and the median price per square foot $768
