March real estate market report for San Anselmo, California. The key takeaways are: #1. San Anselmo is a smaller market consisting of 1.3 million to 5 million dollar homes (very roughly), what this means is coupled with the town's smaller size and so fewer sales, is that the town can hypothetically have four homes sold one month that are all over 2 million and then the next month have 5 sales around 1.5 million equaling a roughly 25% price drop on average, but because of the fewer number of homes in San Anselmo a 25% drop is not necessarily so significant. #2. The number of properties which sold in March was almost double from what sold a month ago, which was 6 #3. The original list price to final sale price ratio had been running below 100% since October of 2025, but this month hit 101%. 4. The median price per square feet has been fluctuating in the mid 800’s to high 900’s, cresting at $1,000 per square foot on occasion these last two years, this March was another example of it breaking $1,000 a square foot and was actually at $1,167 a square foot. The number of homes under contract also increased by 62% month over month. The market is definitely trending up!
