Buying a rural home in Marin County comes with considerations that suburban buyers may not have encountered.

Well Water: Unlike municipal systems, private wells require ongoing oversight. Buyers should review water quality reports, production rates, and seasonal reliability. Storage capacity is also important—adequate tank storage can provide a buffer during peak use or low-yield periods, improving consistency and emergency readiness. Hiring a well company to test water quality and quantity is a must. Most homes with wells in West Marin have water filtration systems or should due to common water impurities. 

Septic Systems: Rural properties typically rely on septic systems rather than sewer connections. These systems require regular inspection and maintenance. Buyers should confirm the system’s age, capacity, and compliance with current regulations, as repairs or replacements can be costly. The older age of many septic systems in Marin means there is limited information on the system with the county environmental health department. Septic systems here are approved based on bedroom count, the system's capacity determines the number of bedrooms the home may have. 

High Fire Hazard Zones: Many rural parts of Marin are located in designated fire-prone areas. This affects insurance availability, premiums, and ongoing property maintenance requirements such as defensible space, vegetation management, and access for emergency services. Insurance costs can be prohibitive. Deirdre and I have seen our own rural Marin property insurance triple since we first purchased it in early 2022.
