The January 2026 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in January was 25 which was a decrease month over month of 31%, but year over year increased by 14%. Please be aware that January and February are the months historically with the fewest sales. Also worth noting, agents are still commenting on how we saw an increase in buyers interest between Thanksgiving and New Years, pretty much unheard of. #2 The median days on the market was 34 days, a decrease of 55% month over month, and a decrease of 17% year over year. December and January are the months that see longer days on market typically, but this year January bucked the norm. We saw 2 homes sell in less than 30 days. Additionally we saw four homes sell off market with two of these receiving multiple offers and of these, three had been listed before but pulled off the web for the holidays.  #3. The original list price to final sales price ratio was 93%, it has been below 100% for eight months now. #4. The median price per square foot in January of 2026 was $662, down from $690 in December of 2025, and $767 in November of 2025. 

Of the 25 homes sold, only 6 received multiple offers, and of those only 1 sold over asking, with the remaining 5 selling under their list price. Sales were pretty evenly split between north and south San Rafael. The preponderance of sales in January were properties which were not refreshed and staged. I have seen five homes between San Rafael and Novato which did not even make it through the first weekend of open houses before going into contract. It seems the buyer interest is carrying over from the holidays. At broker networking events agents are worried about the lack of inventory with many having buyers ready to buy. Talking to the top stagers in Marin county they assure me inventory is coming.
