San Rafael Real Estate Market 

The November 2025 real estate market report for San Rafael, California. The following are the key points: #1. The number of homes sold in November 47, was an increase month over month of 31% and year over year of 62%. #2 The median days on the market 39 decreased by 22% month over month, and increased by 42% year over year. We saw 10 homes sell in less than 15 days. #3. The original list price to final sales price ratio was 98% in November, it has been less than 100% for six months now, this is also true for Novato. #4. The median price per square foot is $768 down from $815 in October but up 2.4% from November of 2024. 

Of the 47 homes sold, 18 received multiple offers, and of those 11 sold over asking, 3 at their list price, and the remaining 4 sold under their list price. We continue to see buyers being more tentative and selective, although the market picked up for a bit there for a few weeks. It seemed that a number of buyers wanted a home before the holidays. There continues to be deals to be made for buyers out there with 79 homes for sale in San Rafael in November, down from 122. 24 of the 47 homes that sold in November sold under their listed price. For sellers; Think curb appeal, light refresh of the home, staging (high-end staging is better) and strategic pricing. For buyers; I would encourage writing lower offers but tighten up your other terms to incentivize the seller to accept the lower offer, however, if the home shows well and is in a good location it can still sell for above the list price, so follow up with the listing agent on level of interest.

Some Bay Area numbers; Over 4700 active listings (55%) in the Bay Area have been on the market for over 60 days; over 3100 (36%) have been on the market over 90 days (since before the autumn selling season began). The only thing wrong with most of these is that they were overpriced to begin with, and have now been left behind by buyers, stigmatized because they didn't sell. Most of these sellers and listing agents are still eager - or even desperate - to sell these listing. Opportunity?
